Using Britco's Modular Core Construction©, the combination of concurrently scheduled site building and off-site pre-built modular units, this 4-storey addition to an existing 2-storey hotel was completed in considerably less time than it would have taken for site construction. Adjoining the front of the existing hotel and facing onto a major thoroughfare with existing buildings to the property line on either side, the addition was constructed on a site with extreme project-staging space limitations so delivery of the modules was determined to be "just in time" for staging off-site and immediate installation on site. A non-combustible, two-hour rated firewall was built in-factory and the elevator shaft and stairwells were built into the modules at the plant.
In addition to facing a main street, the hotel is located in close proximity to the airport so soundproofing was a major consideration and, because the separate layers of the modules results in double normal standards, the modular construction increased the sound insulation even more than the client had anticipated.
