Features:

This 4-storey condominium was designed to incorporate traditional California motifs to complement an historical neighbourhood being revitalized in the San Francisco Bay Area.

The building has 12 one and two bedroom contemporary suites on three levels over a parking podium. The design includes traditional archways, detailed parapets, covered terraces, stucco exterior finishes, wrought iron gates and Portland cement plaster mouldings. With sweeping views of the Bay Area, the interior features include high ceilings, solid maple millwork, granite countertops, stainless appliances, office alcoves and highly detailed finishes.

Gate 48 was constructed with special attention to sound attenuation because of high traffic volumes nearby and includes high-tech wiring and numerous security and safety features for the residents. The complex also includes many green innovations such as individually controlled centralized hydronic heating systems, hot water on-demand boilers as well as high-efficiency appliances, lighting and glazing.

The development was designed to maximize the use of modular components to reduce the amount of work necessary on a very tight site with narrow streets and to minimize the impact of the development on the surrounding neighbourhood.
